Trust deeds are the most common instrument used for real estate financing in Colorado. SKLD captures every trust deed recorded in 12 counties – new purchases, refinances and seconds. - Trust Deed Report
SKLD’s Trust Deed Report gives you the broadest view of mortgage activity in the marketplace. Data can be refined as follows:
- New Purchases – Purchase Money Mortgages
Trust Deed With a Matching Warranty Deed
- Refinances
Trust Deed Without a Matching Warranty Deed, Loan Amounts Above $85,000
- Second Mortgages
Trust Deed Without a Matching Warranty Deed, Loan Amounts Less than $85,000
- Owner Carried Mortgages
Privately funded transactions where the lender is the previous owner, a broker, discounter or investor.
- Owner Carry 1: Loans above $2,000, with matching warranty deeds.
- Owner Carry 2: Loans above $10,000, with matching warranty deeds.
Reports may include

- Lender’s name and address
- Recording information
- Purchase price (if new purchase)
- Loan amount
- Interest rate (if stated on the record)
- Legal description of the property
- Loan-to-value ratio (New Purchases and Owner Carry 2 only)
